Six Common Myths About Buying a Large Apartment in Lucknow
Six common myths about buying large 4 and 5 BHK apartments in Lucknow, and what buyers should actually check instead.
Ask Five People About Buying a Big Apartment and You Will Hear Five Confident Opinions. Some Are True, Some Are Half-True, and a Few Can Cost You Real Money If You Believe Them.
Here are six myths I hear most often from buyers looking at premium apartments in Lucknow, along with what is actually worth checking. I have used a 7.2-acre project in Gomti Nagar Extension, built by Suraj / Infraventures Pvt. Ltd., as a reference point where it helps.
Myth 1: Bigger Flats Are Always Better Value
It feels logical. More space for your money, right? Not always.
A larger home costs more to buy, but it also costs more to maintain, furnish, clean and insure. Maintenance charges are usually linked to area, so a bigger flat means bigger monthly bills. Electricity, interiors and even painting costs rise too.
So the better question is: will you use all that space? If you will, a 4 or 5 BHK can be a very good decision. If half the rooms stay locked, you are paying for space you do not need.
Think about it this way. If you are looking at Oranje Castle 4 BHK flats, picture each room and who will use it. If you cannot name a purpose for every room, consider a smaller option.

Myth 2: “The Brochure Shows Exactly What I Will Get”
Brochures are marketing material. They are made to look good, and they usually do. But renders, sample photos and artist impressions are not legal promises.
What matters is the agreement you sign and the approved plans on the RERA portal. If a feature is not mentioned in the agreement, you cannot rely on it later. If something in the brochure matters to you, whether it is a clubhouse, a garden or a specific layout, ask for it in writing.
It also helps to compare the brochure with a real site visit. If a project is under construction, see how much of what is promised is already built. If the answer is “not yet”, ask when, and note the answer.
Myth 3: “The Possession Date the Salesperson Gives Me Is the Real Date”
This one causes more heartbreak than any other. Salespeople are often optimistic, and some are simply repeating what they were told. But the date that matters legally is the one registered with RERA.
Search the project on the official UP-RERA website and find the completion date. That is the commitment the developer has made to the regulator. If you are checking the Oranje Castle possession date, or the date for any other project, compare what you hear with what the portal says. If the two do not match, ask why.
Also look at quarterly progress updates on the portal. They show how the work is moving and whether the project is on track. Combined with a visit to the site, this gives you a far clearer picture than any verbal promise.
Myth 4: “A Famous Location Guarantees Good Returns”
Location matters, but “guarantee” is a dangerous word in real estate. Property prices depend on timing, supply, demand, the developer’s reputation and the overall economy. A great address does not protect you from a delayed project or a poorly managed society.
Gomti Nagar Extension has drawn a lot of buyers, and the nearby landmarks help. Shaheed Path, Ekana Cricket Stadium, Gomti Nagar Club, schools, hospitals and the airport are all part of the surroundings. These are real strengths. But strengths are not guarantees.
If you are buying as an investment, be careful and conservative. Ask what rental income similar flats earn, how long units stay vacant and how many resale listings exist in comparable projects. Do not build your plan on one broker’s prediction.
Myth 5: “5 BHK Means Luxury, and Luxury Means No Problems”
A premium price tag does not remove everyday problems. Even in high-end buildings, you can face poor maintenance, slow lift service, parking disputes or committee conflicts. The size of the flat has nothing to do with how well the society is run.
If you are considering Oranje Castle 5 BHK flats or any similar large home, look beyond the interiors. Ask who will manage the property after handover. Ask what the maintenance charges will be. Ask how complaints will be handled. A well-run building with a smaller flat can give you a better life than a grand flat in a poorly managed one.
This is also why meeting residents of the developer’s earlier projects is so valuable. They will tell you what the brochure cannot.
Myth 6: “RERA Registration Means the Project Is Completely Safe”
RERA has made the buying process much more transparent, and checking it is essential. But it is a starting point, not a final guarantee.
A RERA number tells you that the project is registered and that certain details are on record. It does not tell you how the developer treats buyers, how good the construction quality is or whether you will like living there. For that, you need to do more: read the draft agreement, check the title documents, visit the site more than once and speak to existing owners.
If you are taking a home loan, ask your bank about its approval for the project. Banks do their own legal checks, and their willingness to lend is a useful extra signal.
What to Do Instead of Believing Myths
The best defence against myths is a short and honest process.
First, decide your real needs: number of rooms, budget and the time you plan to stay. Second, shortlist two or three projects, not ten. Third, visit each one at least twice, with your family if possible. Fourth, collect written cost sheets and compare them on the same basis, carpet area against carpet area. Fifth, verify everything on the RERA portal. Finally, have a property lawyer review the agreement before you pay a booking amount.
None of this is difficult. It just takes patience, and patience is exactly what sales pressure tries to remove. If someone tells you a unit will be gone tomorrow, remember that a good home does not disappear overnight.
Closing Thought
Buying a large apartment is a big step, and it deserves clear thinking more than excitement. Ask direct questions, trust documents over words and notice how you feel when you walk through the space. If you are comfortable with the facts and the numbers, you are ready. If not, take another week. It is your home and your decision.
