Viewings are charming. Fresh paint, clean grout, nice light. Then three weeks after you move in, a brown ring appears on the bathroom ceiling and the shower won't get hot.

Plumbing problems hide behind pretty finishes. You won't catch them by looking around politely. But twenty minutes of poking around can save you months of arguing with a landlord.

Go in Prepared

Visit in daylight. Take your phone for photos and the torch. If you're renting, tell the agent you'd like to test things. A decent one won't mind.

Test the Water

Turn on the kitchen tap, the basin and the shower together. Does the flow collapse? If you can, check the top floor too. Weak pressure upstairs can point to a supply or pump problem, and if it shows up after you move in, Water Pump Repair in Dubai is the sort of job that fixes it.

Run the hot tap for a few minutes. How long does it take to get properly hot? Look at the water heater while you're there. Rust, drips, or scale around it are bad signs, and it's worth asking how old it is. Plenty of tank heaters start misbehaving around the ten-year mark.

Check Every Toilet

Flush it twice. Does the cistern refill and then stop? Push gently on the base to see if it wobbles. Look for damp around the bottom and behind the tank.

Open the Cupboards Under Sinks

This is the one most people skip. Shine your torch at the pipes, the joints, and the cabinet floor. Swollen wood, stains, rust marks, or a musty smell mean water has been getting in, and probably for a while.

Drains

Fill the sink, pull the plug, and watch. It should drain steadily and quietly. Gurgling or a slow swirl tells you the same thing will happen every day after you move in. Do the bath or shower too.

Look up and Down

Check ceilings in bathrooms and near the kitchen. Brown rings, bubbled paint, or a suspiciously fresh patch of paint can hide old leaks. Fresh paint over damp is a classic.

On balconies, check the drain isn't blocked, and the washing machine taps and connections look sound.

Trust Your Nose

A sewage or egg-like smell around drains and bathrooms needs an explanation. "It just needs airing" isn't one.

Buying Instead of Renting?

Go deeper. Ask for maintenance records and any history of leaks. For a villa, ask when the water tank was last cleaned and how old the pump and heater are. A pre-purchase plumbing check, including leak detection, costs a fraction of fixing a hidden leak after the sale.

What to Do With What You Find

Renting: photograph the problems and get repairs agreed in writing before you sign. Buying: use the findings to negotiate, or ask for repairs first.

Not sure what you're looking at? A licensed plumber can check the place for you. Mr Plumber offers leak detection and repair and general inspections. The site visit is AED 99, refunded if you go ahead with any job, and the price is fixed before work begins.

Whether you need a plumber Dubai tenants can reach quickly or a proper check of the plumbing Dubai buyers should do before signing, it's better done before you move in than after.
